Central Comfort Ltd. provides commercial HVAC service for property managers and building owners in Calgary and Southern Alberta. We support heating, cooling and ventilation repair, planned maintenance and equipment replacement planning for commercial properties.
Managing a building means coordinating people as well as equipment. Tell us which tenant spaces are affected, how access is arranged and who can approve work so the service request can be planned around your property.

HVAC support for managed commercial buildings

We work with property managers, commercial building owners and general contractors serving offices, retail premises, restaurants, warehouses, industrial facilities and multi-tenant commercial buildings. The service scope depends on the installed equipment and the needs of the site.
A complaint from one suite may involve a dedicated unit, shared equipment or operating schedules affecting several areas. Provide the tenant or zone, the time the problem occurs and the unit number if known. Building plans and equipment lists can help connect a comfort complaint with the system serving that space.
For active equipment faults, our commercial HVAC repair service covers no heat, no cooling, airflow problems, intermittent shutdowns and control faults.
From a tenant complaint to a defined repair scope
- Describe the impact. Identify affected areas, operating hours and whether the problem is continuous or intermittent. Share existing fault codes and recent service history.
- Arrange access. Confirm the on-site contact, tenant access, roof or mechanical-room arrangements and site requirements before the visit.
- Confirm approvals. Identify who can authorize diagnosis, repair work and any additional investigation. Provide purchase-order or reference requirements when booking.
- Review the findings. We explain the diagnosed issue, recommended work and any parts or further assessment required so the next step can be agreed.
For recurring complaints, keep the unit identifier, affected zone and previous findings together. This makes it easier to distinguish a repeat equipment fault from a new complaint elsewhere in the building. You do not need to access a roof or open equipment to request service.
Commercial equipment and specialist services
Use the equipment pages below for detailed symptoms and service information. When several systems are involved, describe the full site issue rather than booking each symptom as an unrelated fault.
- Rooftop unit repair and service for commercial heating and cooling equipment.
- Make-up air unit repair for heating, airflow and operating-sequence problems.
- Make-up air, rooftop units and exhaust fans for an overview of related ventilation equipment.
- Commercial refrigeration repair where the property includes refrigeration equipment within your service scope.
Maintenance planning around the property
A useful maintenance discussion starts with the equipment inventory, operating hours, manufacturer guidance, condition and service history. Identify which units serve each tenant or common area, and which systems have recurring problems.
Discuss heating- and cooling-season needs, filter and cleaning requirements, access restrictions and suitable service windows. For several properties, send the site addresses and equipment information so coverage and scheduling can be discussed. Visit our commercial maintenance plans page to arrange a maintenance conversation.
Maintenance and repair serve different purposes. Planned checks help identify developing issues, while an active loss of heating, cooling or ventilation needs its own assessment. Confirm any unresolved faults when arranging routine service.
Repair decisions and replacement planning
For older or repeatedly failing equipment, decisions should consider the diagnosed fault, overall condition, repair history, parts availability and the requirements of the building. An equipment age alone does not determine the right action.
Replacement planning may also involve roof access, lifting arrangements, electrical or gas connections, controls, ductwork and tenant scheduling. Share available drawings and planned building changes so these factors can be considered when discussing scope. Our commercial HVAC equipment and installation services cover broader project needs.
Property-manager FAQs
Can we request service without knowing which unit is affected?
Yes. Start with the site address, tenant or area and the symptoms. Share unit numbers or plans if available; equipment identification can form part of the assessment.
Can access and repair approvals be coordinated?
Provide the site contact, access arrangements, tenant scheduling restrictions and the person authorized to approve work. Discuss these requirements when requesting service so the visit can be planned appropriately.
Can we discuss maintenance for more than one property?
Yes. Send the addresses, equipment information and preferred contact. We can discuss the service scope and scheduling requirements for the proposed sites.
What if heating or cooling stops during business hours?
Call 825-736-0055 and explain the fault and affected areas. Our hours are Monday–Sunday, 7:00 AM–9:00 PM. Availability and attendance timing are confirmed when the request is reviewed.
